Wood rot on windows,doors and siding requiringre lacement. <br /> Evidence submitted by the county representative: <br /> • The subject property is located in NBC 7924 at 5307 Pine Cone Lane. It was constructed in <br /> 1993 and contains approximately 4,542 square feet of living area. <br /> • The appellant submitted 17 comparable sales and two active listings, all from 2025,which fall <br /> outside the applicable sales validation period and therefore cannot be considered for this <br /> review. <br /> • A sales analysis was created using qualified sales within NBC 7924, which indicates that the <br /> subject property reflects a higher assessed value per square foot compared to neighboring <br /> properties.
