Proposed Scope of Services <br />a. Pre-Design Phase (Conceptualization Programming): <br />i. Gather existing condition drawings and documents and build base models. <br />ii. Host a visioning session with the user groups to level set expectations and <br />understand needs and wants. <br />iii. Host a programming session with the user groups to determine the types of <br />spaces, size of spaces, special requirements, adjacencies, utility needs, <br />sustainability goals, site needs, etc… <br />iv. Code study, Planning/Zoning guidelines, Historic Preservation introduction. <br />b. Schematic Design Phase (Criteria Design): <br />i. Present preliminary space layouts and building/site organization <br />ii. Preliminary site plan proposal. <br />iii. Coordinate with consultants for locations of building services, shafts and <br />equipment. <br />iv. Host three (3) design workshops with presentations <br />v. Develop and submit schematic design package. <br />vi. Structural analysis of existing building. Preliminary layout of structure for <br />Evidence storage building. <br />vii. Host a sustainability workshop with team and users. <br />viii. Present preliminary ideas/elevations to Historic preservation commission. <br />c. Design Development Phase (Detailed Design): <br />i. Further develop documents refining materials and details <br />ii. Further coordinating with MEP engineers for locations of equipment <br />iii. Host three (3) design workshops with presentations <br />iv. Coordinate with CMAR for preliminary cost estimates at 60%. <br />v. Develop Demolition package for Link Building <br />vi. Present to Historic Preservation Commission <br />vii. Site Plan submittal <br />viii.
