Commissioner Portie-Ascott asked why some activity nodes had not been developed and <br /> if one of the reasons is that development requests have been denied. <br /> Cy Stober said in the last three years, there have been four applications on activity nodes. <br /> He said they included the Dollar General, the Family Dollar, the Fiddlehead project, and the 86 <br /> North project. <br /> Commissioner Portie-Ascott said she was told the property in the 86 North project had <br /> been on the market 10 years, this was the fourth buyer, and all the other requests had been <br /> denied. <br /> Cy Stober said some of that were petitions to the town as well as the county. He said this <br /> was the third time he'd seen a potential project on the property during his time at the county and <br /> that the other two dropped out after talking through the potential challenges for development. He <br /> said that there is another zoning application and if the party moves forward, it will come to the <br /> Board for review in the spring. He said that would make five in 3 and a half years, and would be <br /> for a commercial use. <br /> Vice-Chair Hamilton asked what the population is in each activity node. She asked what <br /> the creators were thinking about when they created the concept of the activity node. <br /> Cy Stober said he did not know, and they didn't have any notes from the time they were <br /> created, 45 years ago. <br /> Vice-Chair Hamilton asked if those areas have become denser. <br /> Cy Stober said they've seen more subdivisions on the 54 and 86 corridors, particularly <br /> outside the rural buffer, but they don't have data on it. He said that in the northern part of the <br /> county, there are soil issues which make it difficult to subdivide the land for residential purposes. <br /> He said hasn't been developed for commercial purposes at this time.
