She asked the applicant to speak to
those concerns.
David Barcal said he conducted a preliminary soils analysis for the site, and the majority
is labeled conventional soil (24-30 inches deep of usable soil), providing good filtration and
downward flow as opposed to upwards or outwards or lateral flow. He said no lots are platted
within riparian setbacks or wetlands. For marginal soils requiring drip systems, they would provide
pre-treatment with UV disinfection and media filters for better water quality.
Commissioner Fowler asked if all the septic systems could be put on conventional soil.
David Barcal said at least at a desktop level, they can fit a four-bedroom system for each
lot, all on conventional soils.
Commissioner Carter said she recalls from the packet that 10 acres of the property fall
under the marginal soil category. She asked if that is included in the lot sighting shown in the
proposal.
David Barcal said it could be 10 acres total, but there are only a few sites that have
marginal soil within the property lines of a lot. He said they would design the septic system in the
conventional soils and, if needed, would use the drip system for the repair field. He explained that
this would make repair field cycling possible.
Vice-Chair Hamilton asked for more information on the repair field.
