25 <br /> 1 Slide #16 <br /> Current Summary of Conditions <br /> 5. An ADA-compliant,open-air mail kiosk will incorporate a weather covering with <br /> recessed lighting. <br /> 6. Trails shall provide access to the Designated Community Gathering Space and each <br /> Garden as shown on the Site Plan. The length of the trails located on the subject <br /> property shall combined total at least 9,000 linear feet. Trail surfaces shall be <br /> aggregate or natural surface(not paved with concrete or asphalt)to minimize <br /> impacts to the existing environment and limit impervious surfaces. Boardwalks shall <br /> be utilized where the proposed trail crosses the wetlands as shown on the Site Plan, <br /> if permitted by Federal and State agencies. The trail and associated amenities <br /> described in this section shall be maintained by the Homeowner's Association. The <br /> precise location and alignment of the trails will be determined at final plat. <br /> 7. The property owner shall offer limited access to the planned trails and open space to <br /> the Eno River Academy for use by students,faculty and staff including the cross- <br /> country team pursuant to an agreement drafted by the landowner with an effective <br /> date after construction is complete. <br /> 8. The Designated Community Gathering Space as shown on the site plan to be <br /> maintained by the Homeowner's Association. <br /> ORANGE COUNTY <br /> NORTH CAROLINA <br /> 2 <br /> 3 <br /> 4 Slide #17 <br /> Current Summary of Conditions <br /> 9. Individual septic systems meeting Orange County Health Department requirements <br /> will be provided on each lot.Septic systems shall be designed to serve up to a four <br /> (4)bedroom home. <br /> 10.No home shall contain more than four(4)bedrooms. <br /> 11.Lighting in common areas of the Community shall comply with the requirements of <br /> UDO Section 6.11.6,which promote Dark Sky Preservation. <br /> 12.Site access(es)shall be provided in accordance with North Carolina Department of <br /> Transportation(NCDOT)permits,including the provision of any required turn lanes <br /> and/or restrictions to the access(es). <br /> 13.The property owner shall petition the Town of Hillsborough for access to public water <br /> to serve the subject property and,if approved,utilize public water in the subdivision, <br /> if necessary easements are reasonably obtainable. <br /> 14.The property owner shall write a letter to the North Carolina Department of <br /> Transportation requesting a speed limit reduction. 1 <br /> ORANGE COUNTY <br /> NORTH CAROLINA <br /> 5 <br /> 6 Taylor Perschau highlighted condition #13.
