24 <br /> 1 Slide #14 <br /> Current Summary of Conditions <br /> Per NCGS 160D-703, imposed conditions and site-specific standards <br /> are limited to those that address conformance of the development and <br /> use of the site to local government ordinances and adopted plans orthe <br /> impacts reasonably expected to be generated by the development or use <br /> of the site. <br /> Per Section 2.9.1 (F) (3) of the UDO, mutually agreed upon conditions <br /> can be imposed as part of this process if they address: <br /> a. The compatibility of the proposed development with surrounding property, <br /> b. Proposed support facilities(i.e. roadways,and access points,screening <br /> and bufferareas,the timing of development, etc.), and/or <br /> c. All other mattersthe County may find reasonable and appropriate orthe <br /> petitioner may propose. <br /> ORANGE COUNTY <br /> NORTH CAROLIN;+. <br /> 2 <br /> 3 Taylor Perschau said conditions need to be site-specific and limited to those that address <br /> 4 the conformance of the development and the land use itself. <br /> 5 <br /> 6 Slide #15 <br /> Current Summary of Conditions <br /> Per Section 2.9.1 (F) (3)of the UDO,the following conditions are being <br /> proposed: <br /> 1. The subject property shall be developed generally in accordance with the proposed <br /> site plan submitted as a part of this application("Site Plan"). <br /> 2. The minimum lot size is 20,000 square feet.This deviates from the minimum in UDO <br /> Section 3.8.Suitable septic shall be provided on each parcel. <br /> 3. The property shall contain experiential gardens as shown on Site Plan as the <br /> Woodland Garden,the Picking Garden and the Pollinator Garden(the"Gardens").The <br /> Gardens shall be dedicated to and maintained by the Homeowner's Association. <br /> 4. Where supplementation of perimeter plantings is required,native plant materials <br /> appropriate for the growing environment in that area shall be utilized. <br /> ORANGE COUNTY <br /> NORTH CAROLINA <br /> 7 <br />
