16 <br /> 1 Slide #23 <br /> Unified Development Ordinance — Limiting Standards., <br /> • The maximum amount of land zoned LC-1 and LC-2 within Rural <br /> Community Activity Nodes shall be limited to ten acres with a five <br /> acre limitation imposed within other Nodes, specifically Rural <br /> Neighborhood and Rural Industrial Nodes. <br /> • In situations where a Node has reached capacity, additional rezoning <br /> may be possible through the submittal, processing, and approval of a <br /> Conditional District. Acreage limitations shall not apply to property <br /> zoned Existing Commercial-5 (EC-5) or as a Conditional District. <br /> ORANGE COUNTY <br /> NORTH CAROLINA <br /> 2 <br /> 3 Commissioner Greene said that the original proposal was to combine all three. She asked <br /> 4 if there is a way to simplify them into rural activity nodes that could also include industrial. <br /> 5 Cy Stober said they could explore the idea. <br /> 6 Commissioner Greene said that in the past, the Board created a list of industrial uses that <br /> 7 were not allowed. She said they could do that with the comprehensive land use plan. <br /> 8 Cy Stober said they did something similar with the proposal to limit vaping stores. <br /> 9 Chair Bedford said, regarding the first bullet point, they are not going to limit it to 5 or 10 <br /> 10 acres; instead, they will say, "here's the node." <br /> 11 Cy Stober said that leaves conditional zoning as the predominant option in those areas. <br /> 12 <br /> 13 <br />
