Notices of a Neighborhood Information Meeting were mailed on October 22, 2025 by the <br /> applicant and the meeting was held on October 22, 2025. <br /> 14. Notices of the BOA Evidentiary Hearing were mailed on November 26, 2025 and the <br /> meeting held on December 10, 2025. <br /> 15. Signs were posted on October 8, 2025 for the Neighborhood Information Meeting and on <br /> November 26, 2025 for the Evidentiary Hearing. <br /> Waste, Safety & Access <br /> 16. The waste disposal methods were reviewed by Orange County Environmental Health and <br /> Solid Waste. There was no indication of concern. <br /> 17. The method of police, fire and rescue squad protection were reviewed by Orange County <br /> Fire Marshall's Office. There was no indication of concern. <br /> 18. The method of vehicle access was reviewed by NCDOT District Office and indicated no <br /> concerns. <br /> Schools: Elementary, Middle, and Secondary <br /> 19. The project meets all applicable design standards and other requirements of this <br /> Ordinance. The proposed modification has been reviewed by Orange County DAC <br /> including Planning, Building Inspections, NCDOT, Environmental Health, Solid Waste, <br /> and Emergency Services for compliance with Orange County Ordinances, State Building <br /> Code, Health Code, and Fire Code. <br /> 20. The project meets all service provision criteria including fire, police, rescue services, water <br /> supply, wastewater treatment methods, and sold waste. Services for this project are <br /> contained in the applicant's narrative. <br /> 21. Habitats shall be identified and evaluated in the Biological Inventory and subject to <br /> regulations. The application includes a biological inventory indicating the project will not <br /> have a detrimental impact on the local environment. <br /> 22. Landscaping and Buffers regulations, including protection of existing vegetation. <br /> Landscape plan is contained on Sheet L5.00 of the site plan. Existing vegetation is <br /> contained within the required tree protection area and buffer area. <br /> 23. A Stormwater Management Plan (SMP) shall be prepared and reviewed in accordance <br /> with the provisions of Section 6.14 of this Ordinance. A Stormwater Water Management <br /> Plan will be required as part of the Zoning Compliance Permit review process. <br /> 24. All drainage structures will be installed and maintained according to the approved <br /> Stormwater Management Plan. Plans for grading and erosion control shall comply with standards contained in the most <br /> current version of the North Carolina Administrative Code Title 15A Chapter 4: <br /> Sedimentation Control, and the most current version of the North Carolina Erosion and <br /> Sediment Control Planning and Design Manual (NC Erosion Control Manual). An Erosion <br /> Control Plan will be required as part of the Zoning Compliance Permit review process. <br /> 26. Construction shall be phased to minimize disturbance and sedimentation. Sediment control measures shall be properly installed to filter sediment from runoff during <br /> construction and maintained until grading is complete and a permanent vegetative cover <br /> has been established and all slopes stabilized. Permanent landscaping, groundcover, mulch, etc. shall be installed as soon as practical <br /> after construction activities for each phase are completed.
