The Subject Property is located at 6211 New Jericho Road at <br /> the intersection with Millhouse Road, Orange County Parcel <br /> I .D. Nos . 9871-65-8140 (2 . 77 acres) , 9871-64-6437 (24 .76 <br /> acres) , 9871-74-3098 (5. 62 acres) , 9871-72-1935 (22 . 12 <br /> acres) . <br /> 2 . The property is owned by Waldorf Educational Association of <br /> NC, Inc. <br /> 3. The Modification of Special Use Permit Application (the <br /> "Application") was submitted by the owner, Waldorf <br /> Educational Association of NC, Inc. <br /> 4 . The Application was submitted on the proper form and all <br /> required application fees were paid. <br /> 5. The Applicant proposes to use the Subject Project as it is <br /> currently being used, as a pre-K through grade 12 private <br /> school. The Applicant is requesting a modification to the <br /> previously approved 2015 Special Use Permit for an updated <br /> campus master plan that will provide a road map by which the <br /> school can plan for the location of new buildings and support <br /> facilities phased over a period of ten years . <br /> 6. At its duly noted meeting [insert date] , the Orange County <br /> Board of Adjustment ("BOA") opened an evidentiary hearing on <br /> the Application and heard and considered the evidence <br /> submitted by the Applicant. <br /> 7 . The Application, Staff Report and all accompanying materials <br /> were entered into the Record. <br /> 8 . An appropriate oath was administered to each witness <br /> providing testimony to the BOA. <br /> 9. The Board accepted Richard C. Kirkland, MAI, as an expert <br /> witness in the field of appraisal of real property valuation, <br /> and his appraisal upon the following determination: <br /> a. Mr. Kirkland is an MAI and state certified general <br /> appraiser. <br /> b. Mr. Kirkland has considerable professional experience <br /> and education in the field of real estate valuation. <br /> C. Mr. Kirkland has been admitted as an expert witness to <br /> testify as to the impact of valuation on contiguous and <br /> adjacent and nearby property in numerous jurisdictions. <br />
