Article 5: Uspa <br /> Section 5.8: Standards for Care&Educational Facilities <br /> (f) Development of the site as proposed would have no adverse impact <br /> beyond the building, except for appropriate parking facilities. <br /> (g) The floor area of a building or group of buildings housing a Non- Profit <br /> Educational Cooperative shall not exceed the maximum floor area ratio <br /> as permitted in Article 3 of this Ordinance. <br /> (h) All buildings associated with the operation of the cooperative shall be <br /> designed to be harmonious with the character of the zoning district and <br /> neighborhoods in which it is proposed to be located. <br /> 5.8.4 Schools: Preparatory <br /> Notwithstanding the provisions of Section 5.8.4, Schools which existed prior to 2026, <br /> shall be permitted to improve the property as a legal, non-conforming use unless 50% or <br /> more of the property (or properties) of use is further developed above current conditions, <br /> as measured as the aggregate sum of permitted disturbed area. <br /> (A) Submittal Requirements and Standards of Evaluation for Conditional Districts <br /> (1) Submittal Requirements <br /> In addition to the information required by either Section(s) 2.5 and/or 2.9, the <br /> following information shall be submitted as part of the application: <br /> (a) 26 copies of the site plan prepared in accordance with this Ordinance <br /> and with the following additional information shown on the plan: <br /> (i) Total student capacity of school as designed; <br /> (ii) Total number of employees at time of greatest shift; <br /> (iii) Number and dimensions of designated parking spaces for school <br /> buses; <br /> (iv) Number of designated parking spaces for employees; <br /> (v) Number of visitor parking spaces; <br /> (vi) Number of student parking spaces; <br /> (vii) Location of student drop off points with stacking spaces <br /> identified; <br /> (viii) Location of all proposed and future athletic fields and structures, <br /> including: <br /> a. Total number of seats for spectators, and <br /> b. Location of concession stands, if any anticipated; <br /> (ix) Proposed public roadway improvements; and <br /> (x) Existing and proposed infrastructure improvements (water and <br /> sewer). <br /> (b) 26 copies of a Landscape and Tree Preservation Plan prepared in <br /> accordance with Section 6.8 of this Ordinance. <br /> (c) 26 copies of photometric plans prepared in accordance with Section 6.11 <br /> of this Ordinance. <br /> (d) Estimated water usage for structures, landscaping and athletic fields. <br /> (e) A Traffic Impact Study, as required by Section 6.17 of this Ordinance. <br /> (f) A Biological Inventory, prepared in accordance with Section <br /> 5.22.1(A)(2)(b)of this Ordinance. <br /> Orange County, North Carolina—Unified Development Ordinance Page 5-55 <br />
