Article 2: Procedurfe <br /> Section 2.14: Minor Subdivisions <br /> (7) If the application is denied, the Planning Director shall issue a letter to the <br /> applicant detailing the reasons for denial and identifying modifications necessary <br /> for potential approval. <br /> 2.14.5 Final Plat <br /> Upon approval of the Concept Plan by the Planning Director, the subdivider may proceed with the <br /> preparation of the Final Plat. <br /> (A) Application Requirements <br /> (1) Applications shall be submitted on forms provided by the Planning Department in <br /> accordance with Section 2.2 of this Ordinance. <br /> (2) Applications shall include: <br /> (a) Ten copies of the Final Plat prepared in accordance with Section <br /> 7.14.1(B) of this Ordinance; <br /> (b) A copy of the Final Plat indicating Health Department approval/denial for <br /> each lot shown thereon; <br /> (c) Auxiliary documents prepared in accordance with Article 7 of this <br /> Ordinance which ensure completion and/or maintenance of required <br /> improvements. Such documents may include, but not be limited to, a <br /> private road maintenance agreement; any necessary Performance <br /> Guarantees for required improvements; and guarantee of installation of <br /> any required road signs; <br /> (d) A copy of the Final Plat indicating approval of the plan to control <br /> sedimentation and erosion during construction of improvements. Where <br /> an Erosion and Sedimentation Control Plan is required, it shall comply <br /> with the provisions of Section 6.15 of this Ordinance. if an Er lien and <br /> Se.diMeRtatien Centre! Plan is not required, the GOPY of the Final Plat <br /> must be s ed by the Eresien +`enure OffiGer Gerfifying that a plan <br /> v:;�er;ee-heeR appFeved ^r the inn r-f 1.an J dist FbaR a on the site <br /> is not subject to the provisions of Section 6.15 of this Ordinance; and <br /> (e) A statement describing the methods proposed to protect environmental <br /> resources identified in "An Inventory of Sites of Cultural, Historic, <br /> Recreational, Biological and Geological Significance in the <br /> Unincorporated Portions of Orange County" and/or"Inventory of the <br /> Natural Areas and Wildlife Habitats of Orange County, North Carolina". <br /> (B) Review and Action <br /> (1) The Planning Director shall determine if the plat and application conform with all <br /> applicable regulations. <br /> (2) Auxiliary documents required by Article 7 shall be submitted by the Planning <br /> Director to the County Attorney for review and recommendation. <br /> (3) The Planning Director may submit copies of the Final Plat application and <br /> accompanying material to other officials and agencies for review and comment. <br /> Other potential reviewers include, but are not limited to: <br /> (a) NC DOT, <br /> (b) Orange County Schools, <br /> (c) Orange County Land Records, <br /> (d) County Attorney, <br /> (e) Orange County Environmental Health, <br /> (f) Orange County Erosion Control, <br /> Orange County, North Carolina-Unified Development Ordinance Page 2-44 <br />
