The current County <br /> record of 2,917 square feet is within 4%.of the MLS listed square footage. Due to no valid <br /> sketch provided(e.g.,building plans or fee appraisal), a change in square footage is not <br /> recommended. <br /> ➢ The Effective Year Built of the subject is the same as the Actual Year Built of 2006 (19 years). <br /> ➢ The Grade of A+20 is appropriate for the style and quality;no change is recommended. <br /> ➢ The 4.48 acre site has an area to the rear of the site that falls into a flood plain. A-25% factor <br /> has been applied;no change is recommended. <br /> ➢ Comper Reports: <br /> Land- see Comper for land value with 3 GIS maps for the comps.
