A site visit was conducted on <br /> October 23, 2025, and a hang tag was left to notify the appellant of the visit. After completing <br /> a sales analysis, it was found that comparable sales in the area are limited. Many of the <br /> surrounding properties are smaller in size and older than the subject dwelling. The comparable <br /> sales submitted by the appellant are approximately 50 years older and notably smaller. The <br /> comparable sales utilized in the County's analysis are closer in age to the subject property; <br /> however, those properties are of higher construction grade.
