The mean sale price per square foot is <br />$297 and the median sales price per square foot is $292, so the subject's total value per square <br />foot of $294 is between the mean and median. <br />• I visited the property and found the deck is slightly smaller than on the property record and <br />needs maintenance. We are pleased that it has gone up in value, but do not believe the fair market <br />value or tax value is $430,600. Checking references and considering condition, we believe the <br />Redfin estimate of $354,736 as being more realistic. <br /> <br /> <br />Evidence submitted by the county representative: <br />• On November 7, the subject property located at 111 High Street in Carrboro was visited by an <br />appraiser. <br />• A sales analysis was prepared for neighborhood 7203, showing multiple sales within the <br />revaluation date range for comparison. Without knowing which comparables Redfin used to <br />generate their estimate, I would say the most comparable property referenced in the sales <br />analysis report is 807 W.
