The County also <br /> reviewed the appellant's appeal and supporting evidence. The appellant provided one <br /> comparable sale located at 4720 Brigadoon Drive,which sold on January 6,2025, for <br /> $260,000. Because this transaction occurred so close to the revaluation date of January 1, 2025, <br /> it was reviewed in detail. <br /> • Upon review, the County determined that 4720 Brigadoon Drive is not a comparable property. <br /> This parcel is significantly smaller at 0.46 acres, compared to the subject's 1.84 acres. <br /> Additionally, despite being classified as a single-family dwelling in County records,MLS data <br /> confirms that it is actually a modular home. The same property is now actively listed for <br /> $399,775. <br /> • It is also noted that the subject property sold for$399,000 in December 2021. Since that time, <br /> the local real estate market has experienced substantial appreciation,which supports the current <br /> assessed value being approximately 9%higher,reflecting market conditions as of January <br /> 2025. <br />
