Exterior and interior photographs <br /> were provided by the appellant. <br /> • Appraiser observations and recommendations: <br /> • 1. GRADE: The residence has a grade of B+05. The grade is consistent with most of the <br /> residences on Cheswick Court.No change to grade is recommended. <br /> • 2. AGE: The residence was built in 1989 and has a current effective year built of 2000. An in- <br /> law suite was added in 2007. The appellant's photos show significant age and wearing to the <br /> windows, floors, and ceiling. An effective year built of 1989 is recommended. <br /> • 3. CONDITION/DEPRECIATION: The residence is currently listed in Average condition with <br /> 19%depreciation. Based on the appellant's photos and the exterior review, it is recommended <br /> the condition be changed to Fair. <br /> • Additionally, it is recommended that a 5%Physical Depreciation Factor be added to account <br /> for one of the bathrooms being unfinished. The additional depreciation will offset the value of <br /> the bathroom while it is under renovation. <br /> • The total recommended depreciation percentage would be 35.4%. <br /> • With the recommended changes above, the county recommends the property be revalued from <br /> $573,200 to $512,900. <br /> 1.
