I asked her to let me know when she might be available to meet in person or if she
could provide interior photos of the home's condition.Unfortunately,we were unable to
arrange a suitable time to meet, and no photos were submitted.
• On July 9,the taxpayer emailed me stating that the home had sustained flood damage during
Tropical Storm Chantal and included photos and videos documenting the damage. I explained
that while I would make note of the situation and include the submitted materials in her appeal
file, the assessment must reflect the property's condition as of January 1, 2025, in accordance
with statutory guidelines. As no relevant evidence could be obtained to document interior
condition as of January 1, 2025,no change in value is recommended.
1. Subject property photos
2. The average per sq. ft. valuation of our neighbors is
$286. Our per sq. ft. valuation is $325, 14%greater than the average. We believe that a
valuation closer to the average of$286 per square foot or$618,000 would be more equitable
than the current valuation of$702,000. The requested valuation of$618,000 is still 36%higher
than our 2024 valuation, which would result in an approximate 13%increase in our upcoming
total property tax bill as compared to the prior year. A 13%increase in one's property tax bill
is significant in any year especially in a year when budgeted County and City tax revenue
increases are 4%or less. We have made no changes to our property. We thank you for your
time and consideration regarding this request.Neal and Jeanette Bench
Evidence submitted by the county representative:
• The subject property is a one-story home with some finished basement, in NBC 7492 at 397
Lakeshore Ln.,built in 1974 with 2,160 square feet.
• I reviewed the submitted documentation and the and it clearly show the size of the living area
to determine price per square foot, with the exception of 406 Lakeshore had renovations and
