After reviewing the submitted documentation,the 2025 sales in the <br /> appellant's evidence cannot be considered. Also,the 2024 sales provided in the appellant's <br /> evidence are much larger properties which will generate a lower value per square foot. <br /> • The condition of the property is listed as average with a 1981 actual year built and 2001 <br /> effective year built This accurately considers the maintenance along with renovation and <br /> upgrades since the time of construction. <br /> • The map shows the 500-year flood plain to be at the rear edge of the property and based on <br /> supplied information, flood insurance is not required for the subject property. <br /> • I created an analysis of similar sized sold properties from NBC 7418 that indicate the subject <br /> property to need an adjustment. The County suggests adjusting the grade from B+10 to B-10 <br /> and adding a-10%land adjustment for topography at the rear of the property.
