The appellant was at home and <br /> allowed access to the property exterior. Photos taken from the exterior are attached. The <br /> appellant has provided interior photos. <br /> • Appraiser observations and recommendations: <br /> ➢ GRADE: The residence has a grade of A which is consistent with most homes in the <br /> Ironwoods subdivision. No change to grade is recommended. <br /> ➢ AGE: The residence was built in 1991 and currently has an effective year built of <br /> 2004. Based on the interior photos showing the age of the kitchen and bathrooms, it is <br /> recommended the effective year built be changed to 1996. <br /> ➢ CONDITION: The property is currently in Average condition, and no change is <br /> recommended. <br /> ➢ ANALYSIS OF SALES: The appellant provided an analysis of eight sales and <br /> calculated a value of$638,543.26 for the subject property. Two of the sales in the <br /> appellant's analysis occurred after January 1,2025, and some of the properties have <br /> much higher square footages than the subject property. <br />
