Based on comparable home prices in our neighborhood and in <br /> the Burgundy Lane subdivision(where our Home is located),the new assessment of our Home <br /> is a drastic outlier among comparable properties. We respectfully request,based on the <br /> arguments listed below and the enclosed Exhibits 1-7,that the Orange County Tax Office <br /> lower the valuation of the land and property of our Home. Specifically,based on the below <br /> referenced factors and comparable properties,we submit that a total valuation of a maximum <br /> of$1,143,756.5 (land$193,500;property$950,256.50)is a more appropriate valuation for our <br /> Home, which is backed up by the data. <br /> Evidence submitted by the county representative: <br /> • The subject property is located at 210 Vermillion Lane. This is a one-story property with 4,349 <br /> square feet in which 494 square feet is above the garage. Property was purchased in 2022 for <br /> $1,675,000 and is currently assessed at$1,746,300. <br /> • The comparables submitted are from different neighborhood codes that carry different land <br /> rates. The subject is in neighborhood 7986-7BurgundyLn. See NBC map. <br /> • I reviewed the submitted documentation and created an analysis of properties within the <br /> neighborhood. The subject property has a higher value per square-foot due to being the only <br /> one story property in the neighborhood verses the comparables of similar size being multi-story <br /> homes creating a lower value per square-foot. <br /> • The subject also has more land than the comparables, therefore a size adjustment was needed. <br /> The typical land sizes ranged from around..25 acre to around .70 acre,with the subject being <br /> 2.15 acres. After reviewing the plat documents, I adjusted the land from+55%to+30%for <br /> retaining pond, the storm water maintenance easement and the irregular shape.
