They have a lake, a pool, a large,nice kitchen, granite sinks in the bathrooms and bookshelves. • Horace Johnson of the Orange County Property Tax Justice Coalition provided evidence on behalf of the appellant. Evidence submitted by the county representative: • The subject property is a 2,616 square foot single family home with a finished basement; 3 bedrooms and 2& 1/2 baths built in 1974 on 1.98 acres of land in Rougemont. • Due to the leak in the roof and the topography of the land,the house has sustained water damage including damaged kitchen cabinets, warped paneling in garage and basement, soaked carpet that had to be removed in the basement as well as mold and mildew. • The County recommends: ➢ Adding-20%topography to the land ➢ Reducing the grade of the home from C+10 to C ➢ Reducing the effective year built from 1979 to 1974 (AYB) for damage and needed upgrades ➢ Adding an additional 10%physical depreciation to the house for water damage • These proposed changes would result in a reduction in total value from$357,000 to $280,900. • Images of subject • GIS Map • Sales/Equity Analysis • Current Property Record Card • Proposed Property Record Card Motion of the Board Value Changed as Follows: Additionally, change the condition of the home to Fair resulting in a revised value of $258,200 Made the motion Barbara Levine Seconded the motion Saru Salvi Voted For All BOER Members Voted Against Property Identification: 1 Property Owner I Elizabeth K.
