The appellant states that their property is <br /> encumbered by a road easement and submitted a GIS aerial photo as supporting <br /> documentation. The appellant also submitted several comparable sales with their appeal. Only <br /> one of these sales, 4607 Timberwood Trail,was in the subject's neighborhood. The other <br /> comparable sales were from different neighborhoods located further away(2.53 to 3.51 miles) <br /> from the subject property. <br /> • On August 11,2025,the appellant amended their opinion of value to $225,000 due to recently <br /> discovered plumbing issues. The appellant provided a cost to cure estimate ($17,733.12)as <br /> supporting documentation. <br /> • The County analyzed the only comparable sale from the subject property's neighborhood, <br /> which consists of only nine parcels. Due to the size of the comparable sale, it's price per <br /> square foot is greater than that of the subject property. <br /> • The subject property has a-20%Physical Depreciation adjustment already applied to the <br /> dwelling,which reduces the building to its current value of$121,400. The building value <br /> without this adjustment would be$151,800. The County contends that this adjustment takes <br /> into account the plumbing issues associated with the subject dwelling. The County does <br /> recommend applying a-10%adjustment to the land,which would account for the road <br /> easement.
