Contract Documents Phase (Implementation Documents): <br /> i. Fully produce the construction documents <br /> ii. Issue a bid/permit set to the CMAR <br /> e. Bid/Negotiation Phase: <br /> i. The Architect shall review and take appropriate action on requests for additional <br /> information, clarification, and interpretations of the architectural systems and <br /> documentation during the bidding phase. <br /> ii. The Architect shall evaluate the impact of proposed value engineering, scope <br /> reductions, and substitution requests in relationship to maintaining the <br /> objectives of the program and Owner standards. <br /> f. Construction Administration Phase: <br /> i. The Design team shall visit the Project site at intervals appropriate to the stage <br /> of construction of this part of the Work in order to become generally familiar <br /> with the progress and quality of the work and to determine if the Work is being <br /> performed in a manner indicating that construction,when completed,will be in <br /> accordance with the Contract Documents, and shall record each site visit in a <br /> field report. <br /> ii. The Design team shall review and take appropriate action on those construction <br /> submittals that are required by the specifications to be submitted, such as shop <br /> drawings, project data, and samples. <br /> g. Post-Construction Phase <br /> i. The Architect shall confirm receipt and review of Certificates and Warranties <br /> related to the Project. <br /> ii. The Design team shall prepare record drawings of the work from as-built <br /> documents prepared by the contractor or CMAR. <br /> iii. If required by the Prime Agreement,the Architect shall provide one-year <br /> warranty walk thru of the project. <br /> 3. Deliverables <br /> A. OBA will create a basis of design (BOD) document at the end of the pre-design phase.This will <br /> document program guidelines, design assumptions, and guiding principles for the team to follow <br /> B. OBA will develop a demolition package for the Link Building. <br /> C. OBA will produce a Schematic Design package documenting the design and programming effort <br /> to date. <br /> D. OBA will produce a Design Development presentation for presenting to County Commissioners <br /> and a 60%set for the CMAR to use for estimation. <br /> E.
