Pre-Design Phase (Conceptualization Programming): i. Gather existing condition drawings and documents and build base models. ii. Host a visioning session with the user groups to level set expectations and understand needs and wants. iii. Host a programming session with the user groups to determine the types of spaces, size of spaces, special requirements, adjacencies, utility needs, sustainability goals, site needs, etc... iv. Code study, Planning/Zoning guidelines, Historic Preservation introduction. b. Schematic Design Phase (Criteria Design): i. Present preliminary space layouts and building/site organization ii. Preliminary site plan proposal. iii. Coordinate with consultants for locations of building services, shafts and equipment. iv. Host three (3) design workshops with presentations v. Develop and submit schematic design package. vi. Structural analysis of existing building. Preliminary layout of structure for Evidence storage building. vii. Host a sustainability workshop with team and users. viii. Present preliminary ideas/elevations to Historic preservation commission. c. Design Development Phase (Detailed Design): i. Further develop documents refining materials and details ii. Further coordinating with MEP engineers for locations of equipment iii. Host three (3) design workshops with presentations iv. Coordinate with CMAR for preliminary cost estimates at 60%. v. Develop Demolition package for Link Building vi. Present to Historic Preservation Commission vii. Site Plan submittal viii.
