The length of the trails located on the <br /> subject property shall combined total at least 9,000 linear feet. Trail surfaces shall <br /> be aggregate or natural surface (not paved with concrete or asphalt) to minimize <br /> impacts to the existing environment and limit impervious surfaces. Boardwalks <br /> shall be utilized where the proposed trail crosses the wetlands as shown on the <br /> Site Plan, if permitted by Federal and State agencies. At least five (5) wayfinding <br /> signs shall be located along the trail to guide walkers to the Gardens and the <br /> Designated Community Gathering Area. The trail and associated amenities <br /> described in this section shall be maintained by the Homeowner's Association. <br /> The precise location and alignment of the trails will be determined at final plat. <br /> 7. The property owner shall offer limited access to the planned trails and open space <br /> to the Eno River Academy for use by students, faculty and staff including the <br /> cross-country team pursuant to an agreement drafted by the landowner with an <br /> effective date after construction is complete. <br /> 8. The Designated Community Gathering Space shall contain at least one (1) <br /> sculptural art piece and at least three (3) seating opportunities such as benches, <br /> chairs or hammocks, all to be maintained by the Homeowner's Association. <br /> 9. Individual septic systems meeting Orange County Health Department <br /> requirements will be provided on each lot. Septic systems shall be designed to <br /> serve up to a four (4) bedroom home. <br /> 10.No home shall contain more than four (4) bedrooms. <br /> 11.Lighting in common areas of the Community shall comply with the requirements <br /> UDO Section 6.11.6, which promotes Dark Sky Preservation. <br /> 12.Site access(es) shall be provided in accordance with North Carolina Department of <br /> Transportation (NCDOT) permits, including the provision of any required turn lanes <br /> and/or restrictions to the access(es). <br /> 13.The property owner shall petition the Town of Hillsborough for access to public <br /> water to serve the subject property and, if approved, utilize public water in the <br /> subdivision, if necessary easements are reasonably obtainable. <br /> 14.The property owner shall write a letter to the North Carolina Department of <br /> Transportation requesting a speed limit reduction. <br /> b.
