The requirements of Section 2.8 Zoning Atlas and Unified Development Ordinance <br /> Amendments and 2.9.1 Conditional Districts of the Orange County Unified Development <br /> Ordinance (UDO) have been reviewed and, in addition to the standards of the UDO on <br /> the date of approval, the following conditions have been deemed acceptable: <br /> 1. The subject property shall be developed in accordance with the proposed site plan <br /> submitted as part of this application ("Site Plan"). <br /> 2. The minimum lot size is 20,000 square feet. This deviates from the minimum in <br /> UDO Section 3.8. Suitable septic shall be provided on each parcel. <br /> 3. The property shall contain at least three (3) experiential gardens as shown on Site <br /> Plan as the Woodland Garden, the Picking Garden and the Pollinator Garden <br /> (each a "Garden" and collectively the "Gardens"). A landscape plan for each <br /> Garden shall be prepared by a landscape architect at the time of final plat to fulfill <br /> the theme of that Garden. Each Garden shall contain a seating opportunity such <br /> as a bench, chair or hammock. The Gardens shall be dedicated to and <br /> maintained by the Homeowner's Association; however, nothing herein shall <br /> prevent the Homeowner's Association from altering the planting plan of each <br /> Garden in the future. <br /> 4. Where supplementation of perimeter plantings is required, native plant materials <br /> appropriate for the growing environment in that area shall be utilized. <br /> 5.
