67 <br /> TIMELINE <br /> Because of the complexities of staffing two projects simultaneously, we will support <br /> this project with two production teams: one for the Sheriff's Office and one for <br /> the Evidence Storage Facility. Project Leadership (Principal-in-Charge Kevin G. <br /> Montgomery and Project Manager Tim Hillhouse) would oversee and be a coherent <br /> presence for both projects. Most of the key staff proposed in this submittal will <br /> perform services for both projects. <br /> Ideally,the design team will be able to get the construction bid documents out <br /> at the same time for both projects to provide a commodity of scale savings with <br /> sub-contractors. This provides sub-contractors with the opportunity to bid on both <br /> projects and would allow them to possibly sequence the construction so that once <br /> one trade is finished on one project,they can proceed to the next project. <br /> The team assembled for the Link Building would include Terracon's Industrial <br /> Hygienist to investigate potential environmental hazards resulting from the water <br /> damage. This team would provide solutions to the water intrusion and abatement <br /> concurrently while also performing visioning and programming for the facility. At the <br /> same time, a team dedicated directly to the Evidence Storage Facility will be working <br /> on the site layout, programming and schematic design. <br /> We anticipate the site plan approval process for the Evidence Storage Facility to take <br /> approximately the same amount of time as the investigation and remediation of the <br /> Link Building. <br /> Once complete with these activities,the Link Building team would switch to <br /> demolition and remediation drawings while starting on the schematic design of <br /> the new Sheriff's Office. The Evidence Storage Team would move on to design <br /> development at that point. <br /> Next,the Link team would work on the design development of the Sheriff's Office, <br /> while the Evidence Storage team would begin construction documentation. <br /> Once the Evidence Storage Team finishes the Construction Documents for <br /> permitting,they would pivot to assisting the Link Building team in finishing the final <br /> construction documents for that facility. <br /> It may be possible to issue an early steel and foundation package for the Evidence <br /> Storage Facility which would help bridge the time difference between the Invitation <br /> for Bid (IFB) for the Evidence Storage Facility and the IFB for the Link Building. <br /> This allows bids to be accepted for both projects for the MEP trades, allowing the <br /> Construction Manager to schedule work in sequence. <br /> Close coordination with the Construction Manager throughout the process is critical <br /> in ensuring the success of these projects. <br /> ` + Cn SLAM <br /> 123 <br />
