Per UDO Section 2.5.3 Site Plan Specifications and UDO Section 5.21.1 Major <br /> Subdivision Standards for Conditional Districts, please include or correct the <br /> following elements in the site plan set. This may be on the site plan itself or as a <br /> note, condition, or explanation in the narrative. <br /> a. Development Data on Sheet C1.0 incorrectly lists R1 as the current <br /> zoning; revise to AR—Agricultural Residential <br /> b. Please revise Development Data Table to clearly indicate the "Minimum <br /> Building Setbacks" are the proposed, rather than setbacks associated <br /> with current zoning. <br /> c. Note the maximum impervious surface is N/A for the Lower Eno <br /> Unprotected Watershed. <br /> d. Please include a note on the site plan detailing the traffic generation <br /> that was provided in the Traffic Study prepared by Bolton & Menk. <br /> e. Development Data tables details "No requirement" for all setbacks; <br /> Sheet C3.0 details 20' front, 15' rear, and 10' side setbacks in the <br /> typical lot layout as well as on Lot 20. Please confirm whether these are <br /> to be considered the proposed minimum lot setbacks. <br /> f. Common Open Space consists of both primary open space and <br /> secondary open space. Please identify these areas (primary vs. <br /> secondary) and provide total acreages of both. This is to include a clear <br /> delineation of the primary and secondary open space boundaries as <br /> well as a description of how the areas will be used (passive, active, <br /> natural/undisturbed, trails, recreational amenities, etc.), as well as the <br /> ownership designation. <br /> g. For any amenities, provide a graphic representation of the proposed <br /> improvement. <br /> h. Please confirm the length of the riparian buffers being proposed. Buffers <br /> vary depending on slop calculated on site per UDO Section 6.13. Note <br /> that, where applicable, the calculated buffer is applied to the 100-year <br /> floodplain rather than the edge of stream. <br /> i. Please confirm whether any lighting or signage is being proposed. <br /> j. Please identify fire and police service providers. <br /> k. Please confirm the proposed solid waste disposal services. <br /> 7. Please relabel the "50' lot setback" to be "50' development setback" for clarity in <br /> differentiating lot setbacks with overall subdivision development setback. <br /> 8. Please note the proposed barrier method for denoting the tree protection area on <br /> Sheet L100. Per UDO Section 6.8.4 Protection of Existing Vegetation, tree <br /> protection fencing shall be a minimum of four feet in height, of durable <br /> construction, and shall be placed outside of the drip line of the tree(s) to be <br /> protected. <br /> 9. Please illustrate a typical lot to include between lot planting and street trees. <br /> 10. Provide a general description of the existing trees to be preserved. This may be <br /> accomplished by photographs of existing conditions. <br /> 11. Please include a note that new plants will be consistent with the Orange County <br /> Preferred Plant List. <br />
