One is perennial, originates <br /> off-property, and flows NE along the northern property boundary.The other features are <br /> intermittent, originate within the project area, and flow east, of the property. Because all <br /> five streams are depicted on the NRCS Soil Survey of Orange County and/or the USGS <br /> Hillsborough, NC 7.5-minute Topographic Quadrangle, they are all subject to the Neuse <br /> River Riparian Buffer Rules. Additionally, they are subject to the Orange County UDO <br /> Section 6.13.5 Areas Outside of Watershed Protection Overlay Districts,which also <br /> requires 50-ft. riparian buffers. As depicted in the National Flood Hazard Layer FIRMette, <br /> there is a small 100-year floodplain zone (Zone AE) in the northern portion of the project <br /> area. The balance of the property is considered an "area of minimal flood hazard." <br />
