It is not possible that its appraised market value <br /> increased by 20%in the ensuing year. If Orange County believes that I will sell the county my <br /> house for$1,443,500 with no contingencies and no delay immediately. <br /> Evidence submitted by the county representative: <br /> • The subject property is located at 6319 Mimosa Drive,was built in 1992, and contains 3,884 <br /> square feet of living area according to County records.The property was purchased in 2024 for <br /> $1,200,000 and the appellants are appealing the assessed value of$1,443,500. The appellants <br /> had a kitchen and 3.5 baths renovated, removed the pool and enlarged the deck after the <br /> purchase. <br /> • After reviewing the property record card and the sales listing I found the square footage <br /> appears to be incorrect. The sale listed the property to be 3,877 with a 700 square foot area <br /> above the garage that is not included in the living area,per sales listing,and the sketch in the <br /> listing confirms this. The County includes this area as living area square footage, per Schedule <br /> of Values and must be assessed. After correcting the sketch, the new living area will be 4,408 <br /> square feet and will further increase the current value. <br /> • 1 reviewed the subject's plat to find a public a ride-a-away easement and adjusted the land an <br /> additional-10%to total-20%for the land adjustments.
