The roof and rear <br /> overhang also require replacement. <br /> Evidence submitted by the county representative: <br /> • The subject property is located at 5502 Ponderosa Drive in Durham. A site visit was conducted <br /> on October 9,2025. Upon review,multiple cracks were noted in the foundation, and the roof <br /> exhibits visible deterioration that may be contributing to interior ceiling leaks. The kitchen <br /> floor has soft spots and areas where the boards are lifting, and the popcorn ceiling is peeling <br /> throughout the home. During the visit,the home was remeasured, and it was discovered that <br /> the rear deck has been expanded and converted into a porch. <br /> • After review the County recommends the following changes: <br /> • Adding a 20%adjustment for functional depreciation to account for the foundation cracks, roof <br /> deterioration, interior ceiling damage, and flooring defects. <br /> • Correcting the sketch on the rear of the home to reflect the open porch. <br /> • These changes result in a revised value from$232,000 to $202,200. <br /> 1.
