During the site visit, it was observed that the addition had been over-graded and should be adjusted. Several additional comparable properties in the neighborhood support an average increase in value for the 2025 revaluation, as reflected in the sales analysis.Although the appraised value remains above average—supported by the most recent sale in late 2024 at 102 Melba Circle—the county recommends adjusting only the grade of the office addition from A-05 to B-10.
