A drive-by <br /> evaluation is considered to be a sufficient review due to the MLS information available and <br /> due to the nature of the appeal. Condition, grade, quality, age and site were observed.An <br /> exterior photo was gathered and is supplied in this report along with MLS photos from an <br /> August 2020 transfer. <br /> • Observations and recommendations: <br /> 1. The Comparable Sale supplied as evidence is not applicable for comparison to the subject <br /> home. The sale at 100 Rivercreek Place(PIN 9778622293)occurred on 3/20/2025 and is <br /> in NBC 7725 vs the Subject neighborhood of 7480, approximately 1 mile away, and has <br /> 600 square feet less than the Subject. <br /> 2. A review of the County record shows there are no changes needed for the amenities of the <br /> Subject,nor were any specified by the Appellant. <br /> 3. A Comper Report is attached for 2 homes located in the subject NBC (7480). These two <br /> homes are located on the same street and are 2023 sales. The amenities of the Comps <br /> bracket the Subject with no significant variation that would justify a reduction of assessed <br /> value from the current$799,800 to the requested$750,000. <br /> 5. Appellant evidence-The Appellant has not provided qualified evidence to warrant any <br /> reduction at the time of this summary. <br /> • No change is recommended. <br /> 1.
