After reviewing the submitted documentation, comparables#1 -#3 are <br /> 2025 sales and cannot be considered. Comparable#4 is a valid sale and was used in my <br /> analysis/Comper reports. <br /> • I found two comparable sales from 2021 to 2025 and created an analysis report that breaks out <br /> the land and improvement at a price per s/f,while keeping in mind price per s/f is only a part of <br /> the value. I also created a Comper report that show the characteristics of the subject and the <br /> comparable properties.
