After reviewing the submitted documentation, comparables#1 -#3 are 2025 sales and cannot be considered. Comparable#4 is a valid sale and was used in my analysis/Comper reports. • I found two comparable sales from 2021 to 2025 and created an analysis report that breaks out the land and improvement at a price per s/f,while keeping in mind price per s/f is only a part of the value. I also created a Comper report that show the characteristics of the subject and the comparable properties.
