The <br /> appellant provided three photos to support this claim. <br /> • The appellant supplied additional comparable sales to support their opinion of value. <br /> Evidence submitted by the county representative: <br /> • The subject property is located at 4030 Legato Lane in Efland. The County visited the subject <br /> property for verification and photos. The appellant states that this property should not be <br /> compared to flat, level farmland due to floodplain and an easement. After performing a field <br /> and desktop review,the subject property is not being compared to flat,level farmland. There is <br /> a large downward adjustment of-55%currently applied to the subject that accounts for both <br /> the floodplain and the easement. This adjustment also accounts for the irregular shape and <br /> topography(streams)issues associated with this tract.
