She <br /> 2 said that they could add it as a condition. <br /> 3 Josh Reinke, traffic analyst, continued the presentation: <br /> 4 <br /> 5 Slide #31 <br /> Public Benefits <br /> • 43 needed homes for families with amenities including walking trails <br /> and community gathering area with shade structure <br /> • Protecting 41.1% of the site (25.11 acres) as open space along the <br /> perimeter of the property to maintain the rural feel of the area <br /> • Preserving the existing farmhouse on Highway 54 to maintain the <br /> rural feel of the area <br /> • Providing right and left turn lanes from Highway 54 into project <br /> drive, if permitted by NCDOT <br /> Fox <br /> Rothschild <br /> 6 <br /> 7 Josh Reinke said after speaking with a fire chief in the area about traffic safety, the <br /> 8 developer thought turn lanes would be a good idea. He said they will request to NCDOT to put in <br /> 9 a left and right turn lane, and it's highly unlikely they will say no. <br /> 10 Commissioner McKee said he didn't understand why they wouldn't put the turn lanes in <br /> 11 given that the road is heavily traveled. <br /> 12 Josh Reinke said they don't control the road and they must have permission from NCDOT. <br /> 13 He said they will propose it and request to do so as part of the driveway permit. <br /> 14 Commissioner McKee asked why the request to NCDOT has not already been done. <br /> 15 Josh Reinke said that will be part of the driveway permit. <br /> 16 Donna Browder said they are willing to do it and put it in the conditions that if NCDOT will <br /> 17 allow it, they will commit to putting turn lanes in. <br /> 18 Commissioner McKee expressed concern that the left turn lanes have not already <br /> 19 received permission from NCDOT. <br /> 20 Beth Trahos said they will add turn lanes if approved by NCDOT. <br /> 21 Commissioner McKee said in his experience he always knew what NCDOT was going to <br /> 22 do before he moved forward because it affected the cost of the subdivision. <br /> 23 Donna Browder said they've had conversations with NCDOT, but they can't get an official <br /> 24 answer until the driveway permit is sent in, which requires engineering. She said they want the <br /> 25 turn lanes because the community needs it, and they are willing to commit to it if NCDOT allows <br /> 26 it. <br />
