13 <br /> 1 Slide #9 <br /> Current Summary of Conditions <br /> Per NCGS 160D-703,imposed conditions and site-specific standards <br /> are limited to those that address conformance of the development and <br /> use of the site to local government ordinances and adopted plans or the <br /> impacts reasonably expected to be generated by the development or use <br /> of the site. <br /> Per Section 2.9.1 (F)(3) of the UDO, mutually agreed upon conditions <br /> can be imposed as part of this process if they address: <br /> a. The compatibility of the proposed development with surrounding property, <br /> b. Proposed support facilities(i.e. roadways,and access points,screening <br /> and buffer areas,the timing of development, etc.),and/or <br /> c. All other matters the County may find reasonable and appropriate orthe <br /> petitioner may propose. <br /> ORANGE COUNTY <br /> NORTH CAROLINA <br /> 2 <br /> 3 <br /> 4 Slide #10 <br /> Current Summary of Conditions 1-4 <br /> Per Section 2.9.1 (F)(3) of the UDO,the following conditions are being <br /> proposed: <br /> 1. The subject property shall be developed generally in accordancewith the proposed site <br /> plan submitted asa partof this application("Site Plan")featuring no moret'han 43 lots, <br /> no lessthan 25 acresof dedicated open space and atieast5,600 linearfeet of dedicated <br /> phvatetrails,all as described below. <br /> 2. All streets not offered to NCDOT as public streets shall meet the design requirements of <br /> Class A Private Roads,provided that,private street rights-of-way shall permit the <br /> encroachmentof kiosks,raingardens,bioretention areas,trails,parking,gathering <br /> spaces,play areas and othersimilar improvements designed to serve the neighborhood. <br /> No such encroachment shall extend Into a Travel-way,which shall be at least eighteen <br /> feet(18')wide and constructed of compacted gravel of pavement. <br /> 3. The minimum lot size shall be 20,000 square feet.This deviates from the minimum in <br /> UDO Section 3.8.Suitable septic shall be provided on each parcel. <br /> 4.
