This <br /> memorandum has been prepared to assess the trip generation potential for the proposed <br /> development which is assumed to consist of a maximum of 49 single-family detached homes. Site <br /> access is proposed via two (2) full-movement driveways along Highway 86. In addition to <br /> providing the trip generation information for the site, this letter summarizes if any turn lane <br /> warrants are met at the proposed driveways per the North Carolina Department of Transportation <br /> (NCDOT) Policy on Street and Driveway Access to North Carolina Highways (Driveway Manual) <br /> Warrant for Left and Right-Turn Lanes nomograph.This letter also analyzes traffic conditions with <br /> the proposed development built-out during the weekday AM and PM peak hours at the proposed <br /> driveways along Highway 86. <br /> A copy of the preliminary site plan has been attached for your reference. <br /> I <br /> Per the North Carolina Department of Transportation (NCDOT) Congestion Management <br /> Guidelines,a Traffic Impact Analysis (TIA)is required if the proposed development is anticipated <br /> to generate more than 3,000 daily trips. Based on the Orange County (County) Unified <br /> Development Ordinance (UDO), a TIA is required if the proposed residential development is <br /> anticipated to consist of 80 dwelling units or generate more than 800 daily trips. <br /> Trip Generation <br /> The proposed development is assumed to consist of a maximum of 49 single-family detached <br /> homes.Average daily,AM peak hour,and PM peak hour trips for the proposed development were <br /> estimated using methodology contained within the Institute of Transportation Engineers'(ITE)Trip <br /> Generation Manual, 11th Edition.
