09/15/2005 31 <br />b. The above information shall be submitted in writing to the Floodplcrin Administrator for <br />review and written approval. <br />8 Accessory Sh•uctan•es. When accessory structures (sheds, detached garages, etc,) are to be <br />placed within a SFHA, the following criteria shall be met: <br />a. Accessory structures shall not be used for human habitation (including work, sleeping, <br />living, cooking or restroom areas); <br />b. Accessory structures shall be designed to have low flood damage potential; <br />c. Accessory structures shall be constructed and placed on the building site so as to offer the <br />minimum resistance to the flow of floodwaters; <br />d. Accessory structures shall be firmly anchored according to Section 42-91; <br />e. All service facilities such as electrical and heating equipment, shall be installed according <br />to Section 42-91; <br />f. Openings to relieve hydrostatic pressure during a flood shall be provided conforming to <br />subsection (5) of this section; <br />g. An accessory structure with any dimension that is twelve feet or less in height; width, or <br />depth does not require nn elevation or flood proofng certificate. Elevation or flood <br />(5) proofrng cer7ifications are required for all other accessory structures according to <br />Section 42-68(.3); and <br />h. The accessory sh•ucku•e shall meet all zoning and building code requirements. <br />9. Additions/Improvements. <br />a. Additions and/or improvements to pre-FIRM structures whereas the addition and/or <br />improvements in combination with any interior modifications to the existing structure <br />are: <br />i. Not a substantial improvement as defined and does not require a zoning or building <br />(5) permit, the addition and/or improvements shall be designed to minimize flood <br />damages and shall not be any more non-conforming than the existing structure.. <br />ii. A substantial improvement as defined regzriring a zoning or building permit, both the <br />existing structure and the addition and/or improvements shall comply with the <br />standards for new construction. <br />b. Additions to post-FIRM structures with no modifications to the existing structure shall <br />require only the addition to comply with the standards for new construction.. <br />
