At that price per square foot, 1713 Pathway Drive would have <br />a market value of $478,453. In addition, several of these comps had additional bedrooms and <br />bathrooms further lowering the comparable value of 1713 Pathway Drive. <br /> <br /> <br />Evidence submitted by the county representative: <br />• Subject property is located at 1713 Pathway Drive. The County has prepared a sales analysis to <br />support the valuation placed on the property. Square footages range from 1,200 to 1,800 with <br />assessed value per square-foot at $308 to $388. The subject property is assessed at $370 and <br />aligns within the range based on size. See comparables #3 and #4. On the subject of bedrooms, <br />they do not drive assessed value in the Orange County CAMA system and the bathrooms are <br />valued based on full / half baths as part of the valuation.
