Therefore, for tax <br />purposes, the assessed value of the home as of January 1, 2025 should align to the <br />actual transaction price in January 2025 of $925,000. <br /> <br /> <br />Evidence submitted by the county representative: <br />• Subject property is located at 401 Lakeshore Lane. A sales analysis was created and <br />based on that analysis, an adjustment of the grade from A+20 to A-10 was needed to <br />align the property with other neighborhood sales. Per the sales listing for the subject, <br />the fireplaces are not operable. The County suggests adding 2% functional <br />obsolescence for the fireplaces not working.
