<br /> <br />Evidence submitted by the appellant: <br />• The house is in very bad condition, and the deck has been removed. The 2023 effective <br />year built is way too high. <br /> <br /> <br />Evidence submitted by the county representative: <br />• The subject property presently has a -10% topography adjustment on the land, a 2003 <br />effective year built, condition as Fair, and additional 40% physical depreciation from <br />the informal appeal. <br />• I measured the building and removed the deck from the sketch. The building has rot <br />and mold in several locations and a 2-inch opening under the sliding glass door sill <br />through which the owner says rats and mice get in. Please see the photos. <br />• The County recommends reducing the effective year built to the year built of 1988. <br />• If the Board accepts these recommendations, the building value would decrease from <br />$126,100 to $103,100.
