No fireplace: <br />removed in 2024, no gas service, chimney removed. <br /> <br /> <br />Evidence submitted by the county representative: <br />• The subject property is a 1,850 sf townhome built in 1984 with 2 bedrooms, 2 baths <br />located in the Coventry subdivision in Chapel Hill. <br />• The bedroom count and removal of the fireplace was corrected in the informal appeal. <br />• The land value was derived by the extraction method based on sales within the <br />townhome neighborhood of T402-Coventry. <br />• The townhomes are very equitable with the same grade and effective year built. The <br />sales for townhomes similar in size do not have an unfinished basement as the subject <br />does and are valued a little under the sales price. The unfished basement adds value <br />according to our Schedule of Values.
