Evidence submitted by the county representative: • The subject property is a 1,850 sf townhome built in 1984 with 2 bedrooms, 2 baths located in the Coventry subdivision in Chapel Hill. • The bedroom count and removal of the fireplace was corrected in the informal appeal. • The land value was derived by the extraction method based on sales within the townhome neighborhood of T402-Coventry. • The townhomes are very equitable with the same grade and effective year built. The sales for townhomes similar in size do not have an unfinished basement as the subject does and are valued a little under the sales price. The unfished basement adds value according to our Schedule of Values.
