He said he would expect 5
growth to be higher because of the proximity to Wake County. 6
Vice-Chair Hamilton stressed the importance of understanding the data's underlying 7
assumptions, as the projected figures directly impact strategic planning and resource allocation. 8
She said these projections are crucial for informing future decision-making processes and 9
developmental policies within the county. 10
Chair Bedford said staff can follow up with some information about the assumptions 11
behind the data. 12
Commissioner Carter said she read up on Mr. Bowen, whose company is the author of 13
this report. For context of where the data is coming from, she read a couple of sentences from 14
the beginning of the report: “The housing supply gap analysis includes housing supply gaps for a 15
five-year period, 2024 to 2029, for each of North Carolina's 100 counties. These estimates rely 16
heavily on a variety of published secondary sources, including the US Census, American 17
Community Survey, National Demographer, ESRI, and Realtor.com. This analysis also involves 18
an inventory of surveyed multifamily rental alternatives, a detailed accounting of homes available 19
to purchase, and an evaluation of residential building permit activity.” 20
Chair Bedford said that information provides helpful context for the data. 21
22
23
