160 <br /> 1. Asphalt, concrete or other approved driving surface capable of supporting the imposed <br /> load of fire apparatus weighing at least 75,000 pounds <br /> 2. Roadway shall not exceed 10 percent in grade <br /> 3. Roadway shall be 20 feet wide, not including shoulders <br /> 4. Clearance over the road would have to be no lower than 13 1/2 feet <br /> 5. Two separate and approved apparatus access roads shall be provided when number of <br /> dwelling units exceeds 30 with the exception of all dwelling units are equipped <br /> throughout with approved automatic sprinkler system in accordance with Section <br /> 903.3.1.1, 903.3.1.2 or 903.3.1.3 of the International Fire Code. Prior to performing work in the NCDOT right of way, the applicant will need to obtain the <br /> following: <br /> a. Approved NCDOT Driveway Permit <br /> b. Approved NCDOT 3-party encroachment agreement for any proposed/stipulated <br /> water and sewer or sidewalk construction <br /> 2. Assuming proposal of public streets to be maintained by NCDOT. All requirements in the <br /> Subdivision Manual January 2010 Revised December 2020.pdf must be met. NCDOT <br /> does not allow privately maintained structural stormwater controls which would include <br /> rain gardens within the NCDOT right of way. Refer to page 17 of this manual. Based on <br /> the exhibit, the proposed rain gardens are located within areas inscribed by short loop <br /> roads. If these roads are constructed to NCDOT geometric requirements, the areas <br /> occupied by the proposed rain gardens would likely not fall within the right of way. <br /> 3. The proposed public roads would need to meet all NCDOT requirements <br /> 4. A Neighborhood Information Meeting (NIM) is required for a Conditional District Zoning <br /> Atlas Amendment. The meeting shall be held a minimum of 14 days prior to the date of <br /> the Planning Board meeting. <br /> 2. The R-CD District is intended to be used for the purpose of binding development to a <br /> detailed site plan with a list of specific conditions that ensure compatibility and harmony <br /> with surrounding areas. If conditions of approval are being proposed, please provide a <br /> draft for staff review. <br /> 3. LIDO Section 3.8 Conditional Districts— R-CD includes a note of"for lots outside of a <br /> Watershed Protection Overlay District (see Section 4.2), the minimum usable lot area for <br /> lots that utilize ground absorption wastewater systems shall be 30,000 square feet for <br /> parcels between 40,000 square feet and 1.99 acres in size." Consider the inclusion of a <br /> condition addressing that the proposed lot size is deviating from this minimum and that <br /> the parcels will include suitable septic. <br /> 4. Please provide update regarding the status of the Minor Expedited Subdivision for the <br /> existing home. <br /> Application <br /> 1.
