221 <br /> 7. At least 5,600 linear feet of private trails shall be installed as shown on the Site Plan with precise <br /> trail locations to be determined at subdivision plat. Trail surfaces shall be natural (earthen), mulch, <br /> wood chip, gravel, or crushed stone. No asphalt or pavement shall be permitted. Trail amenities shall <br /> include at least three (3) benches located along the trail and at least (4) signs providing scientific <br /> information about the flora and fauna found on the subject property with picture or other images. <br /> 8. No less than 25 acres of Open Space areas shown on the Site Plan shall collectively include a total <br /> of: <br /> a. one (1) covered, open air structure similar to those shown on the attached Exhibit C in the <br /> general area identified as the "Community Building Structure" on the Site Plan; <br /> b. at least two (2) grilling stations; <br /> c. at least one (1) fire pit; <br /> d. at least four (4) trash cans; <br /> e. at least four (4) pet waste stations; and <br /> f. at least ten (10) bird nesting boxes in the general area identified as a "bird sanctuary" on the <br /> Site Plan, all to be maintained by the HOA. <br /> 9. Individual septic systems meeting Orange County requirements and designed to serve homes with <br /> four (4) bedrooms shall be provided on each residential lot. <br /> 10. Subject to NCDOT approval, the property owner shall provide a right-hand turn lane (deceleration) <br /> and a left-hand turn lane (center lane) into the property entrance on Highway 54 meeting NCDOT <br /> standards. The subject property shall be developed generally in accordance with the proposed site <br /> plan submitted as a part of this application ("Site Plan"). <br /> BE IT FURTHER ORDAINED THAT this ordinance be placed in the book of published ordinances and <br /> that this ordinance is effective upon its adoption. <br /> Upon motion of Commissioner seconded by Commissioner <br /> , the foregoing ordinance was adopted this day of <br /> 12025. <br /> I, Laura Jensen, Clerk to the Board of Commissioners for Orange County, DO HEREBY <br /> CERTIFY that the foregoing is a true copy of so much of the proceedings of said Board at a meeting <br /> held on , 2025 as relates in any way to the adoption of the foregoing and <br /> that said proceedings are recorded in the minutes of the said Board. <br /> WITNESS my hand and the seal of said County, this day of 2025. <br /> SEAL <br /> Clerk to the Board of Commissioners <br />
