Proposed Access and Transportation Network Improvements <br /> The applicant proposes the construction of two public roads internal to the project, consisting of 50 ft. <br /> rights-of-way and 20 ft. travel ways, to be accepted for maintenance by NCDOT. These roadways will end <br /> in cul-de-sacs and feed into three privately maintained roads, consisting of 30 ft. rights-of-way and 18 ft. <br /> travel ways. These private roads will be maintained by the HOA. Access to the subdivision will be via a <br /> single access to NC Highway 54 W. <br /> As a condition of approval, the applicant proposes to provide a right-hand turn lane (deceleration) and a <br /> left-hand turn lane (center lane) into the property entrance on NC Highway 54 W, subject to NCDOT <br /> approval. <br /> Summary of Transportation Information <br /> Existing Roadway Characteristics <br /> Affected Roadway NC Highway 54 W <br /> Type of Roadway Minor Arterial <br /> Current Roadway Capacity 15,100 AADT <br /> Latest Traffic Volume 11,550 AADT <br /> Traffic Generation <br /> Number of Trips Expected to be Generated by <br /> 464 trips per day <br /> Proposed Project <br /> Proposed Utilities <br /> The site-specific plan presented for the proposed zoning atlas amendment proposes the use of a <br /> community well and individual septic systems for each lot. The future subdivision will not require use of <br /> public utilities. <br /> Erosion Control/Stormwater Regulations <br /> The applicant has provided a grading and stormwater management plan (Attachment 1) and will comply <br /> stormwater management (Section 6.14) and erosion and sedimentation control (Section 6.15) regulations <br /> of the UDO.
