This updated letter addresses <br /> changes to the land use density for the proposed development. <br /> The original letter showed the proposed development would consist of a maximum of 41 single- <br /> family detached homes. <br /> This updated letter for the proposed development is assumed to consist of a maximum of 43 single- <br /> family detached homes. <br /> Site access is proposed via one (1) full-movement driveway along NC 54. In addition to providing <br /> the updated trip generation information for the site,this updated letter summarizes if any turn lane <br /> warrants are met at the proposed driveway per the North Carolina Department of Transportation <br /> (NCDOT) Policy on Street and Driveway Access to North Carolina Highways (Driveway Manual) <br /> Warrant for Left and Right- Turn Lanes nomograph. This updated letter also analyzes traffic <br /> conditions with the proposed development built-out during the weekday AM and PM peak hours <br /> at the proposed driveway along NC 54. <br /> A copy of the preliminary site plan has been attached for your reference. <br /> Per the North Carolina Department of Transportation (NCDOT) Congestion Management <br /> Guidelines, a Traffic Impact Analysis (TIA) is required if the proposed development is anticipated <br /> to generate more than 3,000 daily trips. Based on the Orange County (County) Unified <br /> Development Ordinance (UDO), a TIA is required if the proposed residential development is <br /> anticipated to consist of 80 dwelling units or generate more than 800 daily trips. <br /> Bolton&Menk is an equal opportunity employer. <br />
