There were only three sales from neighborhood <br /> 7449, and they were included in the equity analysis and the Comper report. Those reports <br /> indicate the land in the submitted appraisal is inferior. The County's evidence supports the land <br /> values, and the oldest sale aligns with the subject value. The two latest sales are superior to the <br /> subject,but the land also aligns with the subject. The subject property does have a slightly <br /> irregular shape and topography.
