My proposed value of <br /> $734,600 was based on the average SQ value of$179.71, derived from the six properties. 1710 <br /> Spring Overlook($192.65), 1305 Clandon Square($176.32), 212 Stanton Gable ($169.01), <br /> 316 Prestwood($187.65), 1510 Spring Overlook($171.14), 201 Stanton Gable($181.52). <br /> Note that the SQ value was assessed only from the building value on the Orange County <br /> website and does not take into account the land value. <br /> Evidence submitted by the county representative: <br /> • The subject property is a 3,191 square foot frame home with 4 bedrooms and 3 & 1/2 baths <br /> built in 2021. <br /> • Based on the differences in year built,attachments and various build qualities(attributed to <br /> different builders),the price per square foot is not the best measure for equity. <br /> • The most similar home to the subject that sold in 2024 was 1710 Spring Overlook Lane,PIN <br /> 9874835067 for$755,000. The comparable is a year older,built in 2020,with 3,073 square <br /> feet. The comparable appears from the exterior to have slightly more details than the subject <br /> property, suggesting the subject has less upgrades and aesthetic features. <br /> • A site visit was conducted,and it was noted there should be a deck and screened-in porch over <br /> patio instead of a second deck over patio in the back. The yard is quite sloped from front to <br /> back,noted in the images of the property.
